Your Holiday
Your booking grants your party exclusive use of the chosen property and its immediate grounds as a self-catering holiday venue. Services for weddings, events, or parties are available but subject to separate conditions and rates. Occupancy is strictly limited to the number of guests confirmed at booking. Any additional non-residential guests must be approved in advance.
1. Check-in & Check-out
Check-in is from 4:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure.
Your booking includes full use of all furnishings, kitchen equipment, heating, and lighting. Reasonable gas and electricity consumption is included in the rental price. The property will be professionally cleaned before your arrival and all permanent beds will be made up.
Requests for early or late check-in may be possible subject to availability. Contact us in advance to discuss options and any applicable fees.
2. Room Configuration
Most bedrooms can be set up as either a super-king double or twin beds. To arrange this, we need your preferred layout at the time of booking, including:

3. Entry Code
Access codes are updated regularly for security. Contact us in the week before your stay to get the current code.
Legal Conditions
Acceptance of Terms Bookings are made and accepted solely on the terms in this document.
1. Holiday Occupancy
This agreement is a holiday occupancy under the Housing Act 1988, Schedule 1, paragraph 9. It is not an assured tenancy and no statutory periodic tenancy arises at its conclusion.
Bookings are only accepted where the lead guest is 18 or older. Single-sex group bookings require prior approval. Pets must be declared and authorised at the time of booking.
2. Confirmation
No booking is valid until confirmed in writing.
3. Governing Law
All bookings are governed by English law. Any disputes will be resolved exclusively by the courts of England and Wales.
4. Care of the Property
Guests must keep the property and its contents in the same clean and orderly condition as on arrival. This includes reporting and covering the cost of any damage or breakages, observing the strict no-smoking policy throughout, and following all house rules.
Failure to comply may result in reasonable charges or, in serious cases, forfeiture of the right to occupy without compensation.
5. Forfeiture of Occupancy
The right to occupy the property may be revoked without compensation if:

The number of guests or pets exceeds those confirmed at booking

Day guests are entertained without prior approval

Any illegal activity takes place, or any behaviour causes damage, disturbance, or unreasonable noise

1. Our Service
Huge Holiday Homes owns and operates a portfolio of large-group, exclusive-use holiday properties in North Wales and Yorkshire. This website provides information about our properties and allows guests to make enquiries and bookings directly with us.
2. Bookings and Payments
All bookings are made directly with Huge Holiday Homes. A booking is confirmed only once we have issued written confirmation and received the required deposit or full payment, as set out at the time of booking.
Payment terms, cancellation conditions, and damage deposit requirements are set out in our Booking Terms & Conditions above. Guests must read and agree to those terms before a booking is confirmed.
3. Accuracy of Information
We take care to keep property listings, availability, and pricing accurate, but details may change between updates. Guests should confirm specific requirements — including accessibility needs, pet policies, and special requests — directly with us before booking.
4. Liability
Huge Holiday Homes shall not be liable for any loss, damage, personal injury, or expense arising from:

Circumstances outside our reasonable control, including severe weather, utility outages, or local disruptions

The quality or delivery of any third-party services, attractions, or experiences

Any personal belongings brought to or left at a property
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for any other matter that cannot be excluded under applicable law.
5. Guest Responsibilities
Guests are responsible for the behaviour of all members of their party. Properties must be used in accordance with our House Rules, which form part of the booking agreement. Guests who breach those rules may be asked to vacate without refund.
6. Intellectual Property
All content on this website — including text, photography, floor plans, and design — belongs to Huge Holiday Homes or its licensors and is protected by copyright. It may not be reproduced or used without our written permission.
7. Governing Law
These terms are governed by the laws of England and Wales. Any disputes arising from use of this website or a booking are subject to the exclusive jurisdiction of the courts of England and Wales.
