Terms & Conditions

Your Holiday
​

Your booking grants your party exclusive use of the chosen Huge Holiday Home and its immediate grounds, solely as a self-catering holiday venue. Services for weddings, events, or parties are available but are subject to separate conditions and rates. Occupancy is strictly limited to the number of guests confirmed at the time of booking. Any additional, non-residential guests must be approved in advance.

Check-in / Check-out:

​

  • Self-check-in is from 4:00 PM on the day of arrival until 10:00 AM on the day of departure.

  • You are entitled to full use of all furnishings, furniture, kitchen equipment, heating, and lighting. Reasonable consumption of gas and electricity is included in the rental.

  • The property will be professionally cleaned before your arrival, and all permanent beds will be prepared.

Early or Late Check-in:


Requests for early or late check-in may be accommodated, subject to availability. Please contact us in advance to discuss options and any applicable fees.

Room Configuration:

​

One of the hallmarks of Huge Holiday Homes is the ability to customise bedroom arrangements to suit your party. Most bedrooms can be configured as either a super-king double or twin beds. To facilitate this service, we require detailed information regarding your preferred layout at the time of booking, including:

  • Number of doubles and twins

  • Use of family rooms and bunk rooms

  • Allocation of en-suite bedrooms

Entry Code

​

For security, access codes are updated regularly. Please contact us within the week prior to your stay to obtain the current code.

Legal Conditions

​

Acceptance of Terms:
Bookings are made and accepted solely on the terms contained within this document. These terms are also available online and any updates published there will supersede previous versions.

Holiday Occupancy:
This agreement constitutes a holiday occupancy under the Housing Act 1988 Schedule 1, paragraph 9. The tenancy granted is not an assured tenancy and no statutory periodic tenancy arises at its conclusion.

  • Bookings are only accepted from parties where the lead guest is 18 years of age or older.

  • Single-sex group bookings require prior approval.

  • Pets must be declared and authorised at the time of booking.

Confirmation:
No booking is valid until confirmed in writing.

Governing Law:
All bookings and disputes are governed by English law. Any disputes will be resolved exclusively by the courts of England and Wales.

Care of the Property

Guests are expected to maintain the property and its contents in the same clean and orderly condition as on arrival. This includes:

  • Reporting and reimbursing any damage or breakages.

  • Observing the strict no smoking policy.

  • Following all house rules and terms of booking.

Failure to comply may result in reasonable charges or, in serious cases, forfeiture of the right to occupy the property without compensation.

Forfeiture of Occupancy

Your right to occupy the property may be revoked without compensation if:

  • The number of guests or pets exceeds the number authorised at booking.

  • Day guests are entertained without prior approval.

  • Any illegal activity occurs, or any behaviour causes damage, disturbance, or unreasonable noise.
